Finding out who owns adjoining land and how much to offer?

Can anyone give us any advice on the following. We are intrested in a farmhouse that has been on the market for some time, but we would prefer if it had some additional land. It is next to farmland and was hoping to track the owners down to see if if they would be willing to sell a portion but have drawn a blank as the people who live by thought it belonged to English Partnerships but after contact with them it doesn't.

Also we are unsure as to what offer may be acceptable or if 'cheeky' The house was originally up for £600,000 6 years ago, since then it has gone down and down and is now at £425,000 and a repossession since Christmas. It needs a lot of work as is two houses joined downstairs but not upstairs and due to large stonework wall not easy to resolve, but we feel we can make it work. We was thinking around £365,000 but is this too cheeky!

Any advise greatly appreciated.

  • If ithe property is in the hands of a bank they will want it off their hands im surprised they havent tried to auction it. The bank will try to recoup their money but any short fall they will persue from the original owner not you. for example if their mortage was 400,000 and the bank get 20,000 for the sale of the property then the bank will persue the original owner for the short fall. 380,000 not in reality that a property would go thet cheaply just an example. So try your offer if and if they say no you can always play it cool and tell them to come back to you if they cahnge their mind if they get no other offers they will come back to you, watch out that they dont put the property up for auction in this time.

    The land registry will know who owns the land, any solicor will be able to do a search for you.

    Offer substantially less than your maximum. If they refuse, bargain up towards it. If they accept a lower offer, you're quids in.

    If they refuse your maximum, ho-hum lots of other fish in the sea.

    This whole "insult the vendor" thing is a pile of steaming old wobblers drempt up by property-!!!!!! merchants and !!!!less lying estate agents. If the vendors are "insulted" they can go to the corner and sulk for a while.

    Whats the worst that could happen?
