    Okay, I've found a company called conveyancingsearches.com who seem to offer fantastic prices:

    They can do a HIP compliant, insurance backed personal local authority search for £80.50 incl. VAT and the a proper drainage search for £54.05 incl VAT (they can't to a personal drainage one as it wouldnt be HIP compliant).

    So that totals £134. Then I've found an EPC for £60 and adding the £6 (I think) for the land registry bits that makes £200.55 and I can fill out the sale statement and the rest of the bumph myself.

    About the cheapest HIP I found was towards £270/280 plus VAT so this seems excellent.

    Am I missing out anything important?? Has anyone used/heard of conveyancingsearches.com and have any comments on them?

    Hello, I work in an estate agents we provide hips packs for around £250, but I have seen a compnay that do HIPS pack for £229 VAT Free freeholds!

    Don't think so. Sounds as if you've got it right.

    Make sure it is all in one or more PDF documents (get the EPC and search providers to e-mail you the PDFs) so that they can be e-mailed on to anyone who wants to see them. As a buyer's solicitor I find it a real bind having to scan in hard copies of these things!

  • Be careful of cut price of EPC men. I used one and he is presently being sued after missing most things and giving the house a poor rating. All the sales details had to be reprinted, the seller whet mad!
