i dont know if he can do that or not - he is actually much cheaper than the going rate - charging about half that as he thinks what his competitors charge is a 'rip off'. He's a fair yorkshireman!

Does membership of his professional body provide him with insurance? I know with some other professions it does.
If not, then you would be very ill-advised to proceed without some form of liability insurance. Never mind just the cost of an extension, what would happen if something happened and someone was injured as a result, you could be looking at medical bills running into millions, which you would be sured for.
the public liability isnt a massive issue as insurance for that is only about £65 a year. Its the professional indemnity that is far more expensive at £1000 +. Or am I getting confused here?

Just wondering what the RIBA or whichever architects' professional body he is registered with would say if they discovered one of their members was found to be operating without PI insurance. Don't think the excuse of 'a poxy little extension' would hold much water and I think he might find the builder is able to point the finger directly back at him rather than the other way round. But if he's happy to get himself a bad name then so be it. Just glad I dont need the services of an architect if that's how they operate!!0

i do the exact same but i only do planning drawings not building regulation drawings which state structural issues etc...and i only graduated last year

There is no way you can rely on the building control department as someone to act as another check looking out for mistakes. And mistakes are made on drawings and site layout plans by the best of architects.A retired senior partner, in own agency, with 40 years experience in property sales & new build. right - he's spoken to the boss of his firm about it and he's said that he doesnt need it for planning application drawings as there is no legal comeback on planning app drawings?????
he's also said that for a big job with buildings regs drawings he may need it but not for small jobs as the risk is minimal and having the insurance is not worth it ie because you have to keep it for 7 years after a job has finished ie 7 x £1000.MANAGED TO CLEAR A 3K OVERDRAFT IN ONE FRUGAL, SUPER CHARGED MONEY EARNING MONTH!:j

Now, I think he needs insurance for this but he says, and I quote 'There's no point for poxy little extensions. Any problems would fall to the builder anyway. You're being a fricking drama queen. You don't know what you are talking about as per.' :mad:
If my OH spoke to me like that, there would be more than insurance at stake!
I'd never work without professional insurance....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0
