When should I Buy??

Hi,
My fiance and I are looking to buy a new house when I start a new job in august. My question is, are we right to buy at this time or should we wait a while until the property market slumps lower still?? Also if it is looking at likely to fall yet further, when is it likely to stabilise??
Thanks,
Beckaj5

Depends on where you are buying of course! I'd expect a 20%-30% drop over the next two years, but of course areas will be more and some less.

Is there a probation period linked in with the start of the new job? If its three months or so, you may not be able to get a mortgage until November/December. That may not be a bad thing as we may have a better understanding of what the market is doing then.

If you want a brand new house, there are some bargains to be had in wrexham. The area is saturated with new houses, which have come to a standstill as they havent been selling. You will get a bargain, but you will have to bargain hard. They need you right now, not the other way round!

    Life's way too short!

  • No probation period attached to the job but see where you are coming from. If we didn't buy it would mean moving back in with Mum, which isn't so bad, or renting for a few months whilst we see what the market does, which seems abit of a waste of time and an unnecessary headache!
  • Yeah, thanks for that. Have looked around a couple of the new houses but the only thing that would concern me about them as selling them on in 3-5yrs as you're quite right. There does seem to be a real stack of them. Thanks

This is the problem, no one knows what is going to happen to the market. If prices dropped 10-15%, would it be such a headache? I'd guess it probably wouldn't be. If they stagnate then, then yes it would be.

Bah, I'm selling my house in Wrexham, and have only had 2 viewings in 6 months :(

The last couple who came put in an offer 22k below the asking price! I was almost offended!

Needless to say, I rejected, with it being on the market for £162k
