Any advice on cheap places to live in East Sussex & Kent

I'm looking to buy a cheap property ideally in East Sussex although will consider Kent.
Its for my parents who currently live in Europe but are intending to move back to the UK. I live in Brighton (very expensive!) so am looking for somewhere close by for under £140k.
Am very happy to do work/modernise the property but it must have outside space/garden with room for a shed or greenhouse. Would be great if it had 2 bedrooms although not expecting that for the budget I have.
I was considering Newhaven and Peacehaven both of which have park homes for sale in this price bracket but not sure they'd like the idea of living on a park site although the actual homes look great.
Any advice would be gratefully received.
