I had a survey done, can somebody with experience look it over please!

I had a homebuyers survey done, can somebody with experience look it over please!

The survey came back pretty good I think. I was impressed in comparison to the last survey that I had. There were 3 things that they advised on:

1 We have not carried out an underfloor inspection and if you wish to satisfy yourself on its overall condition it will be necessary to obtain further specialist reports from a qualified contractor. Further comments C2 and C3.

Well, I presume this is a standard thing in a survey, I don’t think I can expect to rip up their subfloor when there is no bounce / reason to think there may be an issue….

2 We must stress that we have not carried out an inspection of the services. We comment further under Section D1 and D2. It would be advisable to have the services checked by appropriately qualified contractors.
I think this is just covering their back. They are talking about water and gas etc.

3 We have referred to two cracks in the front and side elevations in C1 and although we believe that they are probably of long standing it would be advisable to obtain a structural engineers report before you proceed with your purchase.
This is the one I have concerns over. This is what id said in C1:
There are some angled cracks in the rendering above the rear conservatory roof. Whilst they appear fairly old they may have been caused when work was carried out which we believe involved the removal of a window and the replacing of it with the present doors into the conservatory. There is a very minor hairline crack in the plaster on the reverse side of this wall. There is also a stepped crack in the brickwork adjacent to the side kitchen window. This crack is very much of a hairline nature and follows the joins of the brick. This may have been caused when the extension was built. So far as we could ascertain it is not reflected on the inside but the inside was difficult to check properly as it was concealed behind kitchen units. Whilst both these cracks are probably of long standing we would recommend that you obtain a structural engineers opinion before proceeding.
Is this anything to worry about, both the cracks are small and look old and the seller of the house said they have been there 20 years.
I spoke to a structural surveyor, they said even if they came to the house they couldn’t be sure of what to is causing the cracks…. Please advise me – thanks.

    i would not worry about them - small cracks often appear when extensions are added or windows replaced. if the structural surveyor will not be able to exactly find out what is the cause - how would you be any better off with his report ?

    i agree, small cracks are small cracks as he states, they only say that to cover there backs, sounds like a ok report to me, ours was awful lol

    As a struct eng'r I would say that since the cracks are not new, you have nothing to worry about. Basically, when the original windows were removed, the contractor who removed the windows probably used a little bit too much force.
    In case you hadn't already worked it out - the entire global financial system is predicated on the assumption that you're an idiot:cool:
  • A friend of mine had a survey done which unearthed a number of cracks and other things. She almost did not proceed as her and her husband were very worried.

    To cut a long story short they bought the house 10 years ago and never looked back. The house is still standing and exactly the same as it was 10 years ago and probably 100 years before that when it was built!
