    Not a scientist, but wood seems to absorb a bit of sound and is easy to clean, while everything echoes off laminate. The freeholder on our old conversion flat did the hall in it and suddenly we could hear a moth sneeze out there. It also looks cheap - it's like going to a guesthouse and discovering they have nylon sheets on the bed. I'd buy or rent a wood floored house any day rather than laminate (you can tell I love it, can't you!) - when I have been on viewings recently I have made a point of telling the EA that all the laminate they've flagged as a major selling point will be ripped up asap.

    I have just been down to the house this morning for another tip run. I lifted the paper that is protecting the floor at the moment to actually examine the floorboards. I have discovered they are in excellent condition. There are no drafts coming up from beneath and they seem to be a good quality floorboard. They will look great if sanded and varnished and although I never thought of doing this, I am sore tempted now. I am going to get a quote for the work from a professional company and see how much it would be. I think it will cost at least as much as decent carpet but will last so much longer. It is possible the builders might be able to do it, but I certainly won't be doing it myself. With a rug down I think it will look really good. And I guess I wouldn't have to provide that.
