To offer or not

We have just started the process of moving, our house is just on the market but we have seen a house we love, which is also new to market (typical) the agents asked if we wanted to put in an offer, we didnt think it would be worthwhile as we aren't in a position to move as we havent sold - they didnt think this would be a problem and it would show the vendors we're genuinely interested.
Our agents have said the asking price is a guide price as its a buyers market everyone is negotiating therefore we wouldnt look at putting a full asking price in at this stage. I would like for the vendors to know we're very keen but not convinced putting an offer in is the right thing to do at this stage.
Question is do we offer or not?
Anyone out there with experience who might be able to offer some advice?

Hi Bella, we are in the same position as you are!!
We have had our house on the market for about 5 weeks now with only 3 viewings and no offers. We have just dropped the price 7.5k to 147.5k to try and drum up some interest.
We found somewhere we liked when we first put it on and put an offer in subject to us selling ours. This offer was only 6k below the asking price. Unfortunately this house has now sold.
We started looking again and have found somewhere else we really like but I'm not going to put an offer in. I've learnt from last time that because we discussed after and said we should have not offered until we knew what we would sell for. There is no point at all in making an offer until you can proceed. We are hoping for a quick sale then we will be in a stronger position to make an offer on the house we like.
My advice would be not to offer and appear too keen we it will affect negotiations when you can proceed. It would look stupid to get an offer agreed and then have to drop your offer as they will just decline.
My advice is make your house the cheapest and hope for a quick sale. Good luck!!0 -
Thanks for your reply, we went and had a 2nd viewing and explained that we love the house and if ours sells we'll put in an offer as obviously until we sell we cant proceed they were happy enough with that and they are in a similar position with the one they want to buy. They've had an awful lot of interest in the house so just hope we get a quick sale.
Hope you get yours sold too - its a nightmare no wonder we've stayed put for so long :rotfl:0
