What would you add ensuite or shared bathroom?

What would you prefer?

Intention is to convert a 3 bed (2 tiny singles & a tiny bathroom) into a 4 bed with decent bathroom.

My plan was an ensuite to one of the bedrooms, but another option would be a shower room that could serve both.

Want to look ahead to the long term at what a buyer would really want.

What would you want? Would be grateful for any input.

    Without really knowing how big the house is, I would say one big nicely done bathroom and a master en-suite would be preferable (im thinking a family with 3+ kids). I've never really liked the idea of bathrooms with access from 2 sides.

    Thanks for the advice on the 2 sides access thing, but do you think potential buyers would prefer an ensuite on the "guest" room or a shower room with one entrance off the landing for both to share?

    Want to knock one of the single rooms into a good size nicely done bathroom and 2 beds with a shower room would be added.

    If you are going to do something, do it properly. I always think Jack and Jill doors smack of cheap spanish hotels from 1970's.

    One decent sized family bathroom with good quality finishes and well installed will always be a major selling point. An ensuite is exactly that and not intended to be a spacious retreat - more to take the pressure of the main bathroom. Few guests would expect to hace access from their room into a bathroom and I'm sure would be happy to sgare a nice quality family bathroom.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    So you will have your en-suite, a family bathroom and another bathroom?

    I think the guest en-suite is the best idea for selling, the shower room for both is most practical. It's nice, when you view a property, to see that your guests will have an ensuite. You can show off a bit!

    We have 2 en-suites. The people buying our house were going to let one daughter have the second en-suite but they've decided that they do want guests to have their own en-suite, so she will have a different bedroom but that en-suite will be hers. She just vacates the bathroom for guests.

    There is fantastic space-saving sanitary ware out there. Be careful about compromising a bedroom to creat more space in your en-suite.

    Have you had an architectural technician look at doing your plans? They can come up with the most wonderful ideas. Sometimes, when it's your own place, you can't see the wood for the trees.

    Would it be possible for your current bedroom to become the guest ensuite and then use the space you seem to have for this jack and jill as your master ensuite for a bigger room? There's nothing wrong with having one single bedroom in a five bed house! Consider yourself - wouldn't you prefer to have a big bedroom and a big ensuite and have one smaller bedroom?

    Beds 4, 5 and the master ensuite is the extension. The other bathroom, ensuite and hallway used to be the master bedroom! We knocked a doorway through from the guest bedroom for the ensuite.

    I absolutely love carving up houses. The finished drawings for our new house just arrived this morning :heart:

    The extension bedrooms wouldn't be as big as the master. I prefer the guest ensuite idea, but OH says the kids could relocate to the extension bedrooms and share a shower room between them leaving the family bathroom for baths and guests only, but is that too personal to our situation?

    We intend staying here long term, just thinking about the future and potential best selling points really.

    Your's floorplan's great, different to ours tho.
