need re-assurance/advice please

I have found a flat to rent which is everything I want and need - the rent is a fab price, its in a great location etc etc so I paid my holding deposit.

Anyway, I have just received the tenancy agreement and there is a page in it that is making me feel sick :( it’s the section on credit :( a while ago I got into some financial difficulty and although I am now paying it off every month, the credit section says that they will not accept tenants who have defaults :(

There is also a section that says about guarantors - does anyone know if this will over-ride the credit section so to speak?

Its not that I cant afford the rent - I can very easily. The outstanding balances of my 'bills' will be paid in full next month when the sale on my house completed so technically I will be debt free (which I will be sooooo pleased about!)

I really thought that this was going to be the start of my new future but now its not looking so rosy :(:(


I have left a message for the letting agents to give me a call so I can talk to them and see if they will still accept me if I get my mom to sign as guarantor.

Are there any bods out there who will be able to put my worrying mind at ease?!

    It should be fine. If the agents phone and say there's a problem, then you can deal with that straight away by offering them a guarantor (who will also need to be credit checked, so that might cause a delay and extra cost). A guarantor has to have the means to pay your rent if you don't, so a non-wealthy pensioner, for example, would not be accepted.

    Alternatively, if you can cough up 6 months' rent up front, this might make them happy (although there are warnings here to tenants not to cough up 6 months' rent in case the landlord doesn't have a BTL mortgage and their mortgage company try to repossess them, in which case you could be out on your ear before the 6 months is up and out of pocket).

    Its probably fine, but unfortunately credit checks are there for a reason... there consequences for everything its a good reason why going bankrupt is a last resort.. or meant to be.

    grrrr!! I left a message on their answerphone (at 7:30am!) for them to give me buzz at lunch (between 12 and 1) - still no call! just tried calling them but its ringing out grrrrrrr!!!
