Well done for sticking to your guns and giving the LA a blast!!! :D:D Your two letters were a joy to read, I have to say..!!

I have used LA's in the past, still use 3 now only because we don't live anywhere near the towns where the properties are and believe me, they try to sting the LL's as much as the prospective tenants. The difference is, as LL's, if we decide to have them manage the property as well as find and vet the tenants, then we keep on paying a percentage every month as most people on here know. All they do for the money is pass the rent from their account to ours..a matter of clicking a few buttons on the computer. Money for old rope really.

The referencing seems a little high to me also, I thought around £50 plus the VAT per person would be more reasonable. We use a referencing agency but up until now we haven't passed the cost when we do it ourselves.

We also don't charge the tenant(s) a check in fee, but our LA's do. One LA currently charges £30 and another £75, both include the inventory and a comprehensive 'tour' of the property, how everything works etc. One of them provides a very detailed inventory which we pay for too...so I will look into that. I don't think it's fair that the tenant pays for what is after all more for the LL's benefit in my opinion.

As for the 'aplogy' for the rudeness of one of the staff..I've read some !!!!!! in my time from agents, and the arrogance in the reply is breathtaking!!
