What do we have to declare about neighbours?!!!

Hi there everyone
My parents want to sell their house but with neighbours from hell next door.
Two years ago they put in about 5 noise complaints with the council. Do they have to declare this or do the complaints 'expire' at all?
Also the police have been called about three times do to fighting amongst themselves and also on one occasion when they harmed our family, but..... none of them were arrested or charged at all. Do they have to declare this as well? or is it not relevant since nobody was arrested or charged
The question we really need the answer to is that if we do need to declare all or part of this, how much money would it knock off the asking price of the house? Which is worth about 130k.
My parents work hard and can't afford to lose what they have worked for :embarasse:embarasse:embarasse

if you dont declare it and the new owners find out they can sue you. its a risk many people take and that said is "a risk". so if you do keep quiet lets hope the neighbours are nice when the buyers move in. as for knockin off money, a home is a place for peace and quiet and a safe haven. you cant really put a price on that, so really would be down to the would be purchaser what he was willing to live withYou're not drunk if you can lie on the floor without holding on0

It will have to be declared. As other posters have said it should not effect the price but may put some buyers off.
Recently there was a case where someone did lie on the Property Information they were forced to rescind the contract and pay costs.0 -
I may be mistaken but I don't believe anything has to be declared if sold at auction. Could always give it a try with a reserve price your parents are comfortable with.0

Oh dear. I'm pretty sure you have to declare these problems because official ( therefore on record) complaints have been made. The only thing your parents can do is show that matters have been 'resolved'. So they'd have to make friendly with the neighbours and declare the problem over.Living on Earth can be expensive, but it does include an annual free trip around the Sun.0

I was given advice that the only disputes you are legally bound to declare are actual legal disputes (ie. if it involved court action, solicitors) and generally connected with disputes over land and boundaries etc.
I'd be interested to hear if someone's heard different from a solicitor?0 -

We definately can't make peace with the neighbours! Its well past that..... they put my dad in hopital, split my lip open and punched my 16 year old little sister. This was all because we had asked them to turn the music down by the way. They bricked our windows and got clean away with it.
Not that they would have recieved a fitting sentence or anything!
But thank you for your replies, my mum and dad are going to consult a solicitor soon. It feels quite hopeless though at the moment. I mean, i certainly wouldn't buy a house next to such 'things' as they couldn't possibly be described as people.
My mum and dad considered auction yes, but can't afford to lose too much money really. Its all completely unjust. People like this should'nt even be given houses! I think the golden rule is never buy a property next to a council house.

I am sorry that you do not agree with my comments. Personally I think it's pretty insulting to label all people living in council houses as rowdy trouble-makers. :rolleyes:

I gave you advice in your other thread as thought you were in an awful sitution and felt sympathy for you.
I also live in a council house.
The bad neighbour I had in the past owned their own home. Don't tar all with the same brush.0
