We put in our contract document that the following were included:
Cooker
All floor coverings
All wall coverings
Back garden shed
Back garden benches (they were there when we bought it)
One bedroom wardrobe which was bought as flatpack and assembled in the room and we've just realised that we won't be able to remove it without the assistance of a sledgehammer....
Everything else is coming with us.0 -
We didn't put it on the advert, but told people when they came round. We're leaving fridge, freezer, washing machine wardrobe etc.
They work okay but they're not really worth much (apart from the wardrobe), so we figure if they help make the sale great, if they don't want them we'll get rid them!
I'd feel a bit embarressed asking for money for most of it to be honest (and what would I do with a pond filter and pump in a house with no pond? lol)
They're FTB, so it feels nice to be helping them, as they were pretty keen to be offerred it. I just hope nothing breaks before completion!I am a Mortgage Adviser

The Home Information Pack doesn't need to contain information about the contents being included with the sale.
The agents' particulars can have entries like "plumbing for washing machine..." If the buyers are sharp enough to comment on the significance of this kind of thing when they go round then you can concede that you would include the washing machine or whatever, but otherwise it can be part of a negotiation that you will agree such and such a price and throw in the contents etc...RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0
