How to contact next doors landlord

Hi MSE's

I'm homeowner who looks after his property and always considerate ,respectful towards my neighbours . The problem is that nextdoor is rented ,3 different neighbours in 2yrs .1st neighbour very nice couple with very loud dog, 2nd neighbour immigrant with no respect at all for those who live around him, 3rd new tennant young lady with young child . the issue is that there has been a fair bit of damage to the adjoining fence over these 2yrs and a lot of noise (eg dogs barking ,loud tv/music and now a spa has been installed on there back patio right under my bedroom window,which she decided to switch on last night at 12am :mad: ) I have tried to get the landlords details but to no avail . Is there a way i can resolve these problems about repair / bad tennents or do i just co to the local council .

any ideas would be very supportive :confused:

    If your suffering from noise pollution then there are a few steps to take.

    1. Write a letter to your neighbour asking them to be considerate and to try to maintain a low level of noise late in the evening.

    If that fails

    2. Contact your local authority and report the noise problem; they are required by law to investigate your claim of noise pollution.

    If no action is taken by the local authority and the noise persists

    3. Write a letter to the neighbour and also ask that a copy be passed to the landlord stating your problems and also that you will proceed with private legal action under section 82 of the Environmental Protection Act 1990 if the noise is not reduced.

    If they don't comply after step 3; then it maybe worthwhile proceeding with step 3 and approaching your local magistrates court to serve them with your own private notice under section 82.

    Thanks for your brill advice foxwales :beer: But how would i go about getting the fence repaired:confused: or will i have to repair it myself just for another bad tennant to destroy it.:rolleyes:

    If you download the deeds via the land registry website (cost=£3), it should tell you the address of the landlord. This dies presume that the property was bought as a BTL and the landlord has kept the registry upto date with current address.

    Did you not see any signs when it was up for new tenants? Also have you phoned around the local agents?

    If the fence is your property and it is being damaged by your neighbours; then really you should contact the police to report criminal damage if the damage was intentional.

    If the damage was not intentional and has been caused by your neighbours playing football against it etc; then it will be up to you to prove that your neighbours have damaged your fence so that you can claim the cost of repairs or replacement from the landlord.

    Do what silvercar said and use the land registry to find the landlords details; be amicable and make sure you have proof to request cover for damages or replacement of your fence.
