New Build - Out of Time for Snagging?

Hi
I have asked the builder of my new house how I can arrange snagging. I was told the agents managing the site would contact me (this was about 2 weeks ago). No one has.
Now my EA has told me the builders have told them to tell us that we are out of time on the snagging and we would have to refer to the NHBC (?) guarantee.
I noticed on second viewing on Monday that the door to the 2nd floor loo doesn#t close. I told the EA about this and said I don't want to be moving in and taking doors off hindges etc and basically shouldn't they fix this for me before I move in. She is going to find out for me.
Anyway, does all this mean the house has been complete and vacant for 2 years for it to be out of time on the snagging?
It's not very fair as I had no idea they had been up for so long or I would have insisted on the snagging being done earlier. Is there anything I can do or should I just leave it and go through the guarantee if I find any more faults?

Not actually bought yet. Shouldn't be too long now, all the searches are back etc.

I think it depnds on your builder. I bought a David Wilson and we had 2weeks after the completion to make a note of the problems. If I think this is the norm for most builders. I'd argue the point that you've only had viewings and you need to 'live' in the house and take your time and find the faults. Sounds like the builder's trying it on....

Why not call the NHBC and ask the what they sse as the builders liabilities? Usually the NHBC are not interested in getting involved in the eraly stages and will suggest, to all parties, that they try and resolve between themselves. You may need to make a nuisence of yourself with EA, builder and NHBC.A retired senior partner, in own agency, with 40 years experience in property sales & new build. builders are responsible for putting things right for the first two years (after that its the NHBC - the remaining 8 yrs)
i have never heard of a builder not accepting a snagging list before you have moved in
imo new builds should not be snagged for approx 6 months - this then gives the house time to settle and then the builder can sort out any settlement cracks etc0 -

I was a director for a Housebuilder and we offered a snagging inspection with the buyer just before they moved in and allowed enough time for the faults to be fixed. We then carried out a 12 /18 month added inspection and offered to fix further faults that had arisen.

am i right and the house is two years old hence no snagging?It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0
