Help needed with Builder

Can someone please help me

Had a double story extention built over 2yrs ago and we are still waiting to recieve the certificate for the electrics so we can get the house past of by the council.

Have rang builder on numerous occasions and he said he would sort it then never gets back to me, other times he tells me to sort at which I reply thats his job as our builder.

We have paid the builder all the money we owe him, stupid I no but believe me we have learnt from this.

Me question is where do we go from here

    Ring your local Building Control and tell them what you are wanting. If they have done a final inspection they will send it to you. If not they will need to come and see if everything has been done as it should. Dont be suprised if there is some outstanding work wants doing if this is the case.
  • A final inspection has been done and they said they would pass it off once the electrics certificate was presented to them

    You really should have kept back a retention (2.5-5%) until he provided all documents, but it's too late for that now.

    Write him a letter, sent by Special Delivery, advising that you are giving him 14 days to provide the elcetrical test certificates or you will arrange for the electrical testing work to be carried out on his behalf and will pursue him for recovery of the costs via HMCS Money Claim Online.

    You should be able to get a written quotation for this work from an Electrician and use that as the basis of your claim to recover the costs in advance of doing the work.

    Don't know if it is the same where you are but our building control notice only giver 2 years to start and finish construction and get it passed.... might be worth checking...
