Flat Management Company Problems

Hello,

I wonder if anyone may be in a simliar situation or can throw some advice my way.

I live in a block of flats (9 in total) and for the past 6 years we have had several different management companies. Not one has done anything that is really worth mentioning - we have a clean come round once every two/three months to wash the communal part (just concrete floor - painted after the residents paid for it to be but is now showing its age) and we see a garden twice/three times a year but that is about it.

All the residents have had constant problems with all the management comapnies - no lights on any floor, roof damage, damp issues, there was even a time we had a smashed window and it took 2 months for the management company to send someone to look at it. The general state of the block is unfortunatly pretty bad and could do with repairs.

Anyway, what with a few of the flats being rented, many people come and go and on a whole everyone (included the ones that own flats) have stopped paying the management company that currently has the block.

Now the problem is what do we do?? Do we pay the management company to continue to do nothing? - obviously they are saying they want the arrears as well.....or is there another way we can actually do something about this...

The three management companies have all been the same and i think each time they get fed up with people moaning about paying for nothing and then they sell it on to someone else - who unfortunately for us is just as bad..

We're really worried about the debit mounting up - but obviously we dont feel that we should pay for anything as nothing is ever done....

Advice would really be helpful...

    Could you tell us the annual service charge that has been demanded, excluding any arrears ? Does it include Ground Rent , insurance ?
    Could you also tell us if they give you an annual statement for the service charges which explains how the charge is calculated ? If they do not then you should ask for a copy of it.

    Knowing this would give an indication of whether the management company's charges are fair or if you and the other residents should consider taking the Right To Manage and doing the job yourselves, see http://www.lease-advice.org.uk/ .
