I wondered if you could advise a sensible offer on this property.

I have been keeping track of this thread for weeks, and after reading about various peoples success with new builds I wondered if anyone could suggest a sensible starting price for this property.

This is a detatched but they also have a terraced version too which may be more in my price bracket.

I went to see another new build today and after reading various bits of information on here I was feeling confident, so we asked about part exing our house which they said they would be interested in. It is on the market for £134,500, they would give us £117,000 and theres is on for £249,950, down from £269,950. I suggested a price of £120,000 for ours and £218,500 for theres. They blantantly refused and said £117,00 for ours and full asking price for theres as they had been forced to get viewings to already reduce by £20,000 and wasn't taking anymore off.
I'm really not interested at that price as the market down here is flooded with properties so you can have your pick and choose.

I would be very grateful for any information you could give me. I thought after reading on here that my offers were low but realistic but not sure now.

    I'm really not interested at that price as the market down here is flooded with properties so you can have your pick and choose.

    Wait until a national developer goes bust and you will be able to name your own price.

    Those were my points exactly, I feel this builder is being greedy people just can not afford the mortgages and to not knock anything of a house I think is ridiculous. Also they seem to be counting the previous £20,000 they knocked off as current discount of the house. The way i look at it is they only got us viewing because it was £249,950 if it had still been £269,950 you wouldn't have seen us for dust.

    I know we are moving at the wrong time really but it's at a time when we need too but I dont want to get stung by paying over the odds with some of the properties listed around plymouth.
    We also dont need a four bed though would be nice, but lots of the new builds are three beds and townhouses when I would prefer a normal house.

    I have been watching the market for a while and it seems to me that people in plymouth dont feel that the market is dropping. They have been on the market 8,9 and sometimes up to 18 months with 1 or no price decrease. My house is now not worth what it would have been last year so i cant understand how these people think there's are worth the same as september last year. :noidea:
