Advice on house selling

I'm trying to sell my house which has been on the market since October. I need to sell as soon as possible for personal reasons and keeping hold of it is putting financial strain on me.
I've been with the same agent since October. They managed to 'lure' me in with an offer of a free HIP. The terms and conditions say that if I go to another agent they will charge me for the HIP which is way over the odds at £350 + VAT!!!! I can't afford to pay this so am reluctantly sticking with the same agent. In all fairness to them, they've had an awful lot of people through the door. I've had other agents round recently with a view to moving and they can't understand why the house hasn't sold due to it's location/decor etc. (although I'm sure they are going to say this to try and get my business).
I realise the state of the market is dire at the moment, but I have had so many people round. I questioned my agent about them sending the right people round and he told me that I can't really pick and choose in the current climate.
I'm worried that if i swallow the HIP fee and move to another agent, and the house doesn't sell that I'm worse off.
Any advice would be great. It's causing me such a headache.:mad:

Interesting that you've had a lot of viewings. Have you had feedback from all of these viewers? What have they said?Everything that is supposed to be in heaven is already here on earth.

The feedback generally has been that it's too small which baffles me considering they have the particulars before they come round. Of course, I'm biased but don't think it's particularly small. I've reduced the price £8k from what it was originally on at.0 -
My advice is that it's probably too small for the price. If you need to sell quickly, assuming that there's nothing wrong with the house or location, then you need to adjust the price to suit.
Have a look round rightmove to see what else you could buy for similar money.

That was 15 minutes spent on rightmove and I'd say that there are plenty of 3 bed detached houses that look similar to yours and are £10-15K cheaper.Happy chappy0 -

that sounds like such an estate agent line!! Anything to get you to sign, so they get the commission, and not the other EA!!
If your current EA have got people through the door, then they are doing ok. Perhaps the price is wrong?
If a buyer went on rightmove, there are 86 properties with at least 3 bedrooms in the PE29 postcode. It looks nice, but perhaps a bit too expensive, as it seems to be at least £5k more than others in the area. It's in the top page of the rightmove search meaning it's one of the most expensive 3 bed houses. Here's some similar-ish, and cheaper, that buyers might also look at:

Definitely get new pictures done - those do nothing for your property at all - and get different angles if possible of the lounge - that one makes it look like a corridor or even stage the furniture better.
And yes - price. Has the EA given you any feedback at all from viewings?0 -
Ok perhaps I ought to review the price then. I guess I'm worried about not being left with any money to start again, but It's a chicken and egg situation I guess.

I don't think it's badly priced. Looking at some of cheaper ones, even those quite evenly priced, they're not quite as well presented, or they are but they have small gardens, no ensuite etc.
With lots of viewings I bet it isn't that far off but the market invites a lot of people who haven't made up their minds. If you could stomach another £10k off (I know, ouch) I think it might sell.
Personally, I don't like integrated garages, I think they're a waste of good living space and unbalance a house, but plenty of people own them so my opinion isn't that of everyone!Everything that is supposed to be in heaven is already here on earth.
