any thoughts/suggestions on this matter?

Got a call from the EA last monday saying that they had a house on market where chain had been broken and if i was interested in looking at it. i said yes but i couldnt view till weekend due to her not being able to do viewings after 1 and me being at work till then. anyway sent my husband and dad around to view it on the wednesday. their first impressions were that they liked it so i agreed to view the place.

anyway the EA then asked would we be willing to pay £160k for the place and i said that i couldnt say until i had seen the place myself and we had talked bout it. it was on for £172k. anyway this house is still comming up as under offer on the net, there is no for sale/sold board outside the house.

went along saturday and discussed it with my family. yesterday got a call from EA asking for feedback on property. being at work and other commitments meant i rang her about 5ish in the evening to say 'our offer stood at £150k, bearing in mind falling property prices, work that needs to be done etc etc...

she said; there is no way properties will fall £20 grand below the asking price; should have asked for her crystal ball!

anyway to end it all, got a message from her to let me know the property was sold on the £160k mark today.

are you as suspicious minded as me and think the property was sold all along and they were trying to see if they could squeeze an extra few grand from us? i mean we are not talking about selling a bag of peanuts here. yesterday i spoke to her and she didnt even say i will speak to the vendor, it was a straight dismisal and today the propoerty is sold.when did the viewings take place? any thoughts on the matter?

    Like I said yesterday. An agent is more interested in selling two houses than they are in selling the same one twice.

    It might be a couple thousand for the vendor; that makes it a couple of tenners for the EA.

    I'd be more inclined to think that the vendor dropped the price to get their house sold, someone else saw the opportunity of a reduced house and took it. You saw a reduced houses, reduced it even more and lost out. Which is what you must be prepared to do when you make low offers. You win some, you lose some.

    im not thinking of myself here, as i said what i suspect is them having sold the house already, and then involving us to see if they can get any more money. id hate to have been on the other side, where if we had been prepared to pay more, the other person would have lost out, this far on.

    the reason im questioning this is beacuse we already had a situation with this agent where we were told a property was sold; another 1 we had put an offer in for ; which was at the price suggested by the EA and we lost out. however when people rang they were still saying it was open to viewings and no it wasnt a repossessed.

    if this is the case then i dnt want to be buying from them

    They might have phoned a few prospective/interested buyers and had the same conversation with them--one of the others chose to buy, you didn't.

    It wouldn't have already been sold but there may have been an offer of £160K already from someone else. Why did the EA suggest £160K rather than wait to see what your first offer was? Did they already know that any offer below £160K would be a waste of time?

    If you had offered £160K it would show you were interested in it enough to make an offer - but it may well have been declined, the EA was probably hoping to play both potential buyers off against each other to get the price up.

    As it was the vendor took the £160K offer from someone else rather than your £150K offer.
