we are looking at selling and so I have done my homework (i.e. read the forum about how to get agency fees down to 1% and multi-list with no lock-ins) so I was all prepared to argue my case . . . and . . .
every single agent I have talked to has offered me 1%, multi-list with no lock-ins.

Why do we hate EAs so much? 95% of the ones I have dealt with have been really helpful, and not too in your face
People forget that it takes an idiot seller to employ an idiot agent in the first place. If so many vendors weren't such plonkers and too lazy to do any real research there'd be very few sleazy, 'in yer face,' or just indolent and useless agents.0 -
EA are deffenatley getting desperate ! this was my situation....
Took a look around the house (10mins and it was a tip of a house)
EA : "SO ARE YOU INTERESTED"
ME : I WILL HAVE A THINK ABOUT IT BUT I CAN SAY ONE THING ITS NEVER WORTH £110,000
EA : WHATS YOUR OFFER THEN
ME : IM NOT IN A POSITION TO MAKE ANY OFFERS JUST STATING A FACT THAT THIS HOUSE IS NEVER WORTH £110,000 AND YOU GOTO BE REALISTIC WITH PRICES THESE DAYS

Asking price has been reduced again to £105,000. They were asking £120,000 for it about 3 months ago.
12.5% price drop in 3 months....

The house has potential dont get me wrong but it needs to be completely redecorated, new carpets, new kitchen, new bathroom, maybe re skim the walls. Your talking £10-20k.
I think i would go for it if the house didnt need anything doing to it, but when your talking about spending £10-20k doing the house up i wouldnt want to pay anymore than £90k for it.0 -
