EAs getting desperate?

I had a call yesterday from an EA who has our details. Conversation went like this.
Hello Mrs toto we have just taken a property on our books which I think is perfect for you.
Me - Really, what is it?
EA - it's a lovely 3 bed in the beehive area.
Me - I need 4 bed
EA - It's a good price only on for £284,000
me - I need a 4 bed
EA - Well, it was once a 4 bed I think, but the current owners knocked down the interior walls upstairs and made it a 3 bed, you could maybe negotiate the price and then put up some more walls to make it 4.
Me - Why would I do that when i can buy a ready made 4 bed
EA - Well, how about I call the vendor and ask if he would turn it into a 4 bed for you.
Me - what before i have even agreed to view? that's dedication. How about you just find me a great house in an area I like for a price I'm willing to pay... I'll leave you to go and work out the details.

I'm waiting for the right time to call a couple of Estate Agents and laugh down the phone at them.

Funnily enough I got a call from an EA and I had just viewed a one bed offering me a four bed.............mmmmmmmmmmmmmmmSam B0 -
perhaps u havnt been paying attention but ever since people have been buying and selling houses using EA's they have done this.
This is nothing special when i purchased my property 4 years ago much the same happened.
id also say while its the default stance to hate EA's not all of them are nasty.The orginal post in this thread has a very very slim chance of being about money saving. The post is more than likely to ask a question that google could answer better than any of us.0 -

I don't hate them but to be honest falling prices and credit crunch etc isn't putting me off nearly as much as the bloody EAs who constantly bombard me with properties which are unsuitable. obviously they just want viewers through the doors regardless, to keep the vendor happy. I have told them all, I want a 4+ bed in specific locations, don't try to sell me a !!!!! hole in studentsville or a 2 bed flat. Do they listen?:A

Yes, estate agents are clearly getting desperate......
On an anecdotal level, 2 out of about 14 or so local EA's have closed within the last couple of months. How many more have reduced staff levels, however, I wouldn't like to say.0 -
They've always done this to us too. Our main requirement from a house when we were looking for this was a garage, preferably a double but it HAD to have a garage. My DH has a car which he takes to race days etc and it must be kept garaged. I lost track of how many properties they tried to push us to see that either didn't have one or it had been properly converted to a study/bedroom 4.
The worst one was a house with the most fantastic double garage at the bottom of the garden. When we went to view the house DH asked to see inside the garage and the elderly couple looked puzzled and said we don't have a garage. It turned out to belong to someone else but was on the agents details!0 -
EA are deffenatley getting desperate ! this was my situation....
Took a look around the house (10mins and it was a tip of a house)
EA : "SO ARE YOU INTERESTED"
ME : I WILL HAVE A THINK ABOUT IT BUT I CAN SAY ONE THING ITS NEVER WORTH £110,000
EA : WHATS YOUR OFFER THEN
ME : IM NOT IN A POSITION TO MAKE ANY OFFERS JUST STATING A FACT THAT THIS HOUSE IS NEVER WORTH £110,000 AND YOU GOTO BE REALISTIC WITH PRICES THESE DAYS

I'm predicting two estate agents in my area will go out of business in the next couple of years. I'm also waiting to see what price two particular properties sell/sold for. One is up for auction next month with a guide of £225k. It has been on the market with another EA for £300k previously. As with MUDGUTS, I'll keep a few of these details on the local EAs so when I'm buying in a few years I can remind them of their previous ludicrously overpriced properties.A house isn't a home without a cat.

Well, I don't know whats happening with the EA's in my area but they all know we have SSTC and we are not getting any phone calls/leaflets but nothing is selling either. Business can't be that brisk judging by rightmove (I look every few hours). We looked at 6 properties over the weekend and not one of them have made a follow up call to see what we thought!!
There are going to be a few EA's in the mire very soon methinks if they don't pull their finger out and start selling - they have had it too easy in the past!
Either that or they don't like us because we are always commenting about how overpriced houses are at the moment!!0
