If you have three bedrooms you would have needed to have been on the market before 10th September.
Does anyone know if it has to be on the market with the same vendor? The house that I'm trying to buy was given in part exchange for a new build, it was sold by its last occupant to my vendor in January and it may or may not have been for sale before then. The EA is insisting that it doesn't need a HIP because its original owners were trying to sell it before they part exchanged but because he's an EA and his lips are moving when he saying this I'm a little hesitant at take this at face value.0 -

If the vendor has changed it needs to have a new HIP.
I'm dealing with a few part ex's at the moment that were on before the HIP deadlines and the builders have had to provide a HIP.0 -

I'v not paid the EA bill yet so I will certainly be speaking to them over this HIP thing! I had the energy part done the day after the house had an offer on it, Thank you for your very good advice, obviously the EA left it till last minute to sort out!! I wont be doing the same to them I'll go and see them first thing in the morning!!:mad:0
