I didn't realise...

...it is so expensive to move! No wonder houses aren't selling, it's not the price of the house it's the price of buying it that people don't want to pay out for.

I was looking to sell my house for circa £175000 and buy a house that needs a lot of work for the same price. Today I rung around the EA's regarding how much I can expect the sale and purchase to be. It was enough to make me change my mind and have the heart wrenching task of disappointing my kids in the process.

As a breakdown I was quoted:

EA fee - Circa £3000 - £4500
Solicitors - Circa £600 for sale plus £600 for purchase!
HIP - £300 - £400
Stamp - £1750
+ Unknown amount for Disbursements

Easily 7k which could easily creep to 8k

Some research on here Got all that down to:
Sell with House Network circa £1800
Solicitors (inc Stamp and Disbursements) £2700
HIP - £260

Making it a much more reasonable £4500' ish, which isn't bad actually....

Ho hum, should I stay or should I go...

Of course then there's the surveys, mortgage fees, etc....

    As a ball park figure, I'd always say £10k to move.

    And the move is only the start. There's all the other stuff to come: redecorating, new bits/bobs (cushions, light fittings, curtains), the odd carpet, new nick nacks, garden stuff, maybe new garden furniture.

    Owning your own house seems to dominate your life as you're always looking at parts of it and seeing how you can improve or change it. always spotting things when you're out that would look great in the house.

    It's expensive and never-ending.
