2 houses - same agent !! HELP!!

  • Well the sellor is holding all the cards now. They have been todl my offer haven't said haven't said no. They have 2 viewings booked on Sunday and a further one on Wednesday. THis I guess means that even if we are in the running they will be playing us off against another of the buyers.

    We have decided to pull out of the one over the road anyway as it has too much work and not enough potential involved. And we will be sitting there looking over the road at the house we could have had.

    Not feeling very hopeful at the moment. I gues we can only hope that they viewers don't want to pay over what I have offered (if they are told).

    I really can't see how they can expect us to wait until Wed/Thurs after that viewing before they will let us know. After all if it is no we need to start to look for somewhere else. (We will be doing this anyway this weekend because we are not very hopeful).

    PLEASE keep your fingers crossed though guys!
  • How should I play it now? SHould I call the agent on Monday and ask if there have been any offers? We have been looking round at other houses in the area as suggested and to be honest I am beginning to panic about seeing anywhere else in our price that doesn't needs LOADS of work doing to it. We are thinking of upping our offer but really don't want to if we can help it.

    How would you approach this with the agent? as I don't want him not to come back to us and give us another chance if someone else has offered over the weekend.

    Oh! Well congratulations to you and pants to them, boo hiss!

    Hopefully you're in the better position of anyone else that might be interested. Even if someone offers more, if they haven't sold they stand no chance! Only a FTB might beat you to it. You need to push hard for exchange- then you're safe. Completions not such an issue. Have a good word with your solicitor - They have to work fast. Also check with your mortgage company that they're not running a delay.

  • Waiting to hear from sols re how quickly they can get to exchange.
    Mortgage company had already offered based on the other house so we just need to fax over new property details and instruct the survey.
    The survery is being done on my house today.

    We feel really vunerable - does this happen often do you reckon?
    Could we ask for confirmation in writing from the that they will cover our costs if they do not proceed with the sale to us i.e. search fee of £186 & valuation fo £675 which we will loose if we are gazumped?

    AAAAAAAAARRRRRRRRRRRRGGGGGGGGGGGGGGGHHHHHHHHH!!!!
