    I would assume a new build you'd just deal with HA solicitor.

    Oh and make sure you have access to a fax. That has probably saved us at 5 working days to respond to request for documents the same day.

    I would say an IFA is a good idea. Must be an interesting job at the moment. If as an IFA you believe the market will fall some way, could you advise your clients that buying makes financial sense at the moment????? Knowing they could be in negative equity this time next year?

    Hi just to let you know what we did r.e solicitors etc.
    We used an independant solicitor and ours was new build.. but did check she knew how S/O works as there are some bits which need more understanding i believe! we also used one near by which was a god send tbh as i found myself getting friends running forms etc over knowing it was actually posted by hand!! the day of the completion was a nervous breakdown anyway but wouldn't have gone ahead if she wasn't near due to a late in the day hitch!

    As for IFA we used one reccomended by the HO, he was fab and dealt specifically with S/O, he had done a couple already on our development so knew his stuff! the lender for the mortgage etc were narrowed down and he got us a much better deal than we found, worth his weight in gold! All his fees were paid from the lender so nothing to shell out either.

    As i said ours were in short demand and were snapped up the min they were advertised! unfortunately no room for bartering BUT from what we see they are cheap for the house type and size and what we want so couldn't really have cared how much so long as we can afford it! with re-sales you can barter we viewed one but didn't really want it, at the time houses weren't really selling and it did eventually but we could have poss got a good deal, just didn't want to live in that area really!
