Gas safety checks - should they be done every 12mths??

ive been renting this house for 18mths. since moving in there have been no gas checks or boiler servicing?
was just wondering if this is supposed to be done.
with my own property i used to have the boiler and fire serviced every 12mths. i was just wondering if the LL should be doing this?
this is the first time i have rented so a bit naive so wanted your opinions before i ask the LL.
the only contact we have is when they turn up at the door??? to arrange an inspection or when they come to do the inspection.
back in september the boiler did break and it took them 7 days to get it fixed leaving us with no hot water or heating with a toddler!! and there was no emershion heater (got the gas man to fit one tho and bill them) was only when i got cross with them that anything was done. told them if they didnt get it done i would find someone and send the bill to them:confused:

    You should have a copy of the most recent inspection certificate.

    I guess it's possible it was done in September, when the boiler was repaired .... you need to ask the LL for a copy of the most certificate.
    Warning ..... I'm a peri-menopausal axe-wielding maniac ;)
  • I work for British Gas in the call centre for Home Care. We get landlords phone in all the time to get inspection certificates done as they need it for the agents they r using to let there properties.

    I also know it is "recommended" a safety check on all gas appliances be done every 12 months due to carbon monoxide.

    Is it a private landlord or do they deal with a letting agent?

    im pretty sure the boiler wasnt serviced in sept and def the fire wasnt.
    we started off renting through an agency but after 6mths the LL took over so now renting privatly.
    we dont use the fire but still think they should be checked. they know we havent rented before so think they may be taking advantage abit.
    theve been presuring us a bit to buy every time we have seen them once the agreement is up so dont think they want to spend any cash on the property:confused:

    Even if you don't use the gas fire it must be checked and maintained by a CORGI contracted by your LL...for your own safety contact your LL today. Ask for and examine CORGI id before you allow anyone in your home to conduct gas work.

    It's a legal requirement (not merely a recommendation) for your LL to have all gas appliances checked and certificated every 12 months. Google Gas Safety and HSE. You should have been given a Tenant Copy of the Certificate when you moved in, and thereafter every 12 months. The LL has to keep his copies for two years. Failure on his/her part to comply can cost him a court appearance and couple of thousand quid fine.

    know they will have had to have them done before renting out but nothing been done since october 2006:eek: when we moved in

    to be honest ive never seen any certificates but as we went through an agency knew they would have had to have them.
    thinking back when we came to look around the LL said the property was ready and had had all the safety checks:rolleyes: but then we were held up for two weeks for moving in because the checks needed to be done:rolleyes: :rolleyes:
    making me a bit suspicious of the LL now the more i think about it:rotfl:
    i bet they have there appliances serviced:confused:
    probably get oh to call them as im not always quite as polite as him, im more blunt and to the point and sometimes mistaken for been rude:D but im not :rotfl: :rotfl:

    It is alegal requirement to leave a copy of the GSC with the tenant

    Im going through this with the landlord im with i ve been here 4 years and no gas certificate was ever issued the thread is on here somewhere, we are now waiting for hse to give me more info about the case in the next few days.
