land registry/property deeds

Hi there
last year i moved into a property that has 3 very old outer coal sheds that measure around 6x6 each in the back yard, 1 of these belong to the adjoining property. The plan has always been to knock these down, i also spoke to my neighbours who had no objection to this as they do not use theirs and they are also seperated from it by a fence. my 2 are shown on the land registry for my property, and the other i presume is on my neighbours.
my question is this: do i have to contact someone to change the land registry when they have been knocked down? and if so, will it cost me!! i presume that if i knock down the other shed as well i would need to get their details changed also.
hope that makes sense and that anyone can help me
many thanks

The Land Registry plans show the extent of ownership of LAND. The existence or otherwise of a building on it is normally irrelevant from a Land Registry point of view.
Next time they update their plans (whihc might not be for 20 years or more) they will use an updated OS extract which presumably will not show the buildings any more - until they will be shown but this i snot a problem in practice at all.
If someone adds a conservatory to their house or puts a shed up in the garden this may not show for years, but it makes no difference to ownership.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0
