Hi all!
Strictly speaking I'm being naughty as we haven't had a quote as we don't even own a house yet!
We're looking to buy and have seen a couple of places that we like but only have 1 toilet. We'd really like a downstairs toilet too, so any rough ideas you could give me would be very gratefully received! We are in north part of Essex amd would be looking for pretty basic finish (nice, but not over the top!)
How much would it cost (roughly) to:
Convert a part of a sitting room into a downstairs toilet and sink
Build the walls and install doors to partition it
Install sink and toilet and connect all plumbing
All finishing off (maybe tiling and plastering)
I realise this is a very vague post, but any idea of a rough figure would be very helpful! Would it be do-able for 3,000 5,000 7,000?

This is one of those "It depentds on ...." answers as there are so many variables involved and I would suggest that you look to put it under the stairs if possible as losing that much space (1m x 2m minimum) in the main room will de value the property hugely!
Having said that it depends on where the water and sewerage services are and also if you are able / willing to DIY or project manage the job yourself.
I feel you would be better off looking for a place with a downstairs loo or a better place than putting it in the living room.0 -
Thanks for your advice and I agree that it's preferable to find somewhere that already has a toilet, but if we find a house that's perfect in every other way then it's worth considering.
The house I was thinking about has a secondary sitting room so it wouldn't quite matter as much to lose some of the room as if we were losing the space from our main living area.0 -

It might not to you but you really need to consider what others may think should you sell it in the future. It needs to have as wide appeal as possible and anything that detracts from it being sold quickly is something you should give very serious thought to.I'll never be a Money Saving Expert while my kids are Mony Spending Experts.0 -

These USED to be called dining rooms and and for the purpose of eating meals at a table whilst sitting on a chair - rather than at the TV on a Sofa!
Make sure you leave enough room for a table and chairs as this practice may return!0 -

Err. No it has a living room, dining room, kitchen AND a kind of extra living room area.0
