Renting advice

Hi everyone, hope someone could possibly give me some advice
We have rented the house we live in for the last 4 years, on a 6 months ast. The lease expired at the end of February and is yet to be renewed due to my LL being in Tenerife since December.
The lease renewal has never been a problem in the past, and has always been resigned and dated, and we have carried on as normal. We have incurred 2 rent increases in this time, all of which was reasonable.
Like I say, my LL went to Tenerife at the end of December, his daughter has been coming to collect the rent, which we have paid on time and in full. We have no contact details for the daughter so if anything had gone wrong in the house we would have been completely stuck.
At the beginning of March, we were expecting the LL to come and renew the lease as before, but his daughter showed up and said they had changed their mind and were staying abroad for another month.
On Saturday my LL turns up and demanded to inspect the house there and then. Luckily we had only just got out of bed and me still being in my nightwear, managed to agree that he come this saturday to inspect and discuss the lease. Since Saturday he has been to the house 3 times, tidying up outside, painting, fixing the fence, you name it, hes done it.
We have the inkling now that hes gonna turn up on Saturday and say that either hes gonna sell it or hes gonna increase the rent.
With us being out of lease now, will this affect anything? eg could he theoretically bring new tenants to look round without our knowledge or anything like that, by saying because we are out of lease we have no say? or can he retain any bond or rent or anything like that?
Ive rented for the past 6 years and this is the first time that ive had a problem, so very unsure of what happens now. Any advice you could give would help. Thanks x

why not just ask him what his intentions are ? he cannot actually demand to inspect "there and then" - he has to ask if its convenient and give you notice.
just because you have not signed a new lease does not mean you have any fewer rights. you are now on a Statutory periodic tenancy. He has to give you proper written 2 months notice if he wants you to leave.0 -
It is a legal requirement that you should have had UK contact details of somebody responsible.moosetastic wrote: »

He can't do that. He would have to give you 24 hours' notice in writing that he was visiting. And you'd have to agree to him coming in too.moosetastic wrote: »On Saturday my LL turns up and demanded to inspect the house there and then.
Could be considered to be harrassment since you are the tenant and are entitled to quiet enjoyment and shouldn't have the LL titfering about even if it is outside. Again, if he wants to titfer, he should probably write and ask permission at least 24 hours in advance.moosetastic wrote: »Luckily we had only just got out of bed and me still being in my nightwear, managed to agree that he come this saturday to inspect and discuss the lease. He can't just turn up. 24 hours in writing to ask if he can visit. Pretend to be out.
Sounds like it.moosetastic wrote: »We have the inkling now that hes gonna turn up on Saturday and say that either hes gonna sell it or hes gonna increase the rent.
Everything is as before. Not having a lease is irrelevant. You are a tenant with full rights. You are now on a Periodic Tenancy. He has to give you 2 months' notice (on a rent day) to quit. You have to give him 1 month (on a rent day) to quit.moosetastic wrote: »With us being out of lease now, will this affect anything? eg could he theoretically bring new tenants to look round without our knowledge or anything like that, by saying because we are out of lease we have no say? or can he retain any bond or rent or anything like that?
He cannot bring anybody round to look around. He would have to give you 24 hours' notice in writing AND you'd have to agree to it. You have the right to quiet enjoyment while you're paying the rent.moosetastic wrote: »Ive rented for the past 6 years and this is the first time that ive had a problem, so very unsure of what happens now. It sounds to me like he's either just feeling jaunty and fancies tarting it up a bit. Or, he's thinking of flogging it. As you've been there so long there's nothing to suggest he wants other/new tenants in.
Either way. If he wants to get others in, or sell it, he has no rights to gain entry to the property to show anybody round or to measure up etc whatsoever. He can write to you and give 24 hours' notice, but you have to agree to let anybody in.
For notice, he would have to give you 2 months' notice to leave (issue you with a Section 21) and the date of that will only take effect from the next rent day. If the daughter brings it next rent day, then it will be 2 months from then. If it arrives after the next rent day by a couple of days then you've effectively got 3 months' notice.
Whil you are there, paying the rent, you have the right to quiet enjoyment. No landlord turning up randomly. No titfering. No estate agents measuring up. Nobody viewing. It's your HOME.
Of course, if you decide you want to leave, or don't mind etc, then give him the permission (for each separate event) after he's written and asked.
Good luck!0 -

Am i right in thinking that you have signed a new AST every 6 months? if so, has he protected your deposit?
If he has, then your 'bond' should be protected. If not, then he can be in trouble to the tune of 3x deposit0
