    Now I think you are more than lucky and if you get £200k then your even more than lucky. Thats a Virtual gain of £25k!

    Unbelievable!

    I've read some real heartbreaking stories on here from people I truly wish i could help that are in dire straights, barely able to buy money for food with no hope of their own house. Those I truly wish I could help out.

    This aint one of them.

    I'll admit to being jealous - hands up anyone else!

    Oh my, to live mortgage free in a four bed house - I can only dream!!

    Still, I understand about the townhouse - not the smartest buy.

    Like others have said, I'd drop your price significantly and take a hit with a small mortgage. There's no point being greedy. And a 40, 50, 60K mortgage is small fry for the house of your dreams.

    Count your blessings - any chance your rich daddy wants to adopt me? I think my early inheritance will be a big care home bill :mad:

    I take it your buying this new house with your new partner, will his name be on the mortgage and deeds as 50/50 split? Before you go rushing into this best have a contract drawn up before you give your inheritance away by the back door as you are using all the equity in your present house to buy!! You've said yourself that you don't have a mortgage and the title is in your dad's name, so nothing to worry so far, but if you taking on this extra loan I think your partner will want to have some say, as he will be paying for it.

    Suddenly realised why your panicky, you don't really want to take on this extra loan because your partners HAS TO PAY!!!!, and that would really mess up your INHERITANCE, you'll have to give him a cut:D :D

    I've no advice to offer really but just wanted to say well done for not rising to some of the bait on here!

    Although I agree Sammie's in a lucky position, it's quite disappointing to see the level of jealousy or sarcasm in some of the replies, everyone has different levels of problems and concerns and although Sammie's concerns are trivial to some people it doesn't make them irrelevant or not important to the OP.

    Just because Sammie happens to be in a good position financially, that doesn't mean she isn't entitled to advice. The sensible responses to her were a reality check that she can do it.

    This forum isn't just for "heartbreaking" stories of people in real trouble; it's for people in all financial situations. She *acknowledged* she was in a terrific position, and that her dad had given her an early inheritance. But that doesn't mean that she isn't entitled to ask how to best manage with a mortgage just in case she upsets anyone in a worse position than her.


    Re her dream home, it's the *layout* of the house that makes the difference for her, not the size. The houses are pretty much on an equal par.

    Sammie - don't rise to the bait, and don't bother responding to it!

    How did you go today - did you speak to your EA? :)
