    I am a student will be going into my 3rd year. My GF is full time. We both have separate furnished rented houses atm, so you can imagine the cost (because I am a student I am locked into my 11 month house so I might as well use the included leccy etc ;) )

    We want unfurnished because we are fed up of the s***e furnishings you find. I know of the trouble moving up in stairs, I lived on 3rd floor of student flat for my first, pain the !!!! I have to say, but you get used to it.

    Yes we are also looking at semi-detached houses (I live in a terraced now and with the way kids are getting these days in these areas, its worth paying extra to live further out, just to avoid trouble), we just arent at the age to bother with a garden, dont take it personally anyone hehe (this for example)

    Obviously we will be looking round but its a toss between being further out for me biking everyday to uni or being close and having a smaller place :) Thanks so far, glad my estimates are relatively correct, we do have some small experience of 'real' house costs due to my GF renting privately herself atm

    However, all these opinions would vary if we knew how much you are both earning. If between you you are taking home £1200/month then furnished. If between you you're taking home £3000/month then you might as well buy your own stuff because it's a drop in the ocean.

    Removals isnt a problem, we have family friends who can get vans for free and will help with moving. We take home between us (net) about £1250, although during the summer I go from working 13 hours a week to 25 - 30

    We will look at furnished places but due to both our poor experiences so far we have reservations about it, both about the furnishings and the unhelpful landlords/letting agents we have been with in the local area so far

    I'd get a King sized bed - better sleep is worth paying for.

    Find an MFI outlet for your furniture unbelievably cheap and the furniture is much better quality than Ikea. I got my double bed from their for £175 and should have been £400.....

    Re. the garden bit!

    What age do you have to be to bother with a garden?? We're only 22 and 24 and live in a 150year old end terraced with a bit of a garden to the side, its only small but its a brilliant. In the summer we have a bbq almost every week, plenty of beer going and friends around all the time. During the day time my OH sits out and reads the paper or studies and i plant the odd flower (or strawberry plants!!). Last year we even got the telly out in the garden for some big England game (im not really into footy!) but all the neighbour came round for beer and a bbq!

    Id really miss the garden if we had bought a mid terraced instead. Even though all the terraceds come with a share of the common land between the two rows of houses its not the same as sitting on your own bit of grass and doing what you like. (plus you have to fight your way through the rows of washing strung out across the common land!!)

    Dont knock having a garden!!
