Sorry but having worked in conveyancing for a number of years (not now IT side of legal work) and then working in an estate agents plus mortgage brokers I did experience that a number of EAs and brokers in fact did not fully understand the legal process and the subtle differences of exchange and completion! Other half now working for a firm of compliance networks for brokers and still overhear the same misconceptions on what actually happens during a conveyancing/remortgage process. Apologies if you are in fact on the ball.

Sorry - not been online for a week & couldn't reply. They were all simple remortgages, rate switches etc. One firm was responsible for 3 of them & after several complaints from other brokers and clients, they've been kicked off the lender's panel. In one instance, they were applying to the wrong lender for a redemption figure, despite having a mortgage statement as proof of residence!!
