I am so angry at the moment.
Our fixed rate ended on the 1st April. Went in to see our IFA and got everything signed and sealed etc in plenty of time for our mortgage to move to another provider on the 2nd April.
Today is the 8th and still as yet it's not completed. We got a call on Friday 4th at 11.30 am from the solicitors acting on behalf of our new provider advising that there was a £200 shortfall. Could we pay by credit/debit card? And it had to be done before 2.30pm.
Why
We'd already ticked the box on the forms we filled out saying that we would like to take advantage of the £750 buffer they make available if there is a shortfall. There was no need for the phonecall they should have just used the buffer. Person I spoke to said OK they'd request it but didn't think it would be through in time for the 2.30pm deadline. How long does it take to request and use this buffer. Anyone know?
So at the moment we are now paying a higher rate of interest on our mortgage because someone at the solicitors hasn't done their job properly. Tried ringing yesterday, line permanently engaged, same today.
Has anyone on here had the same sort of problem? We also want reimbursing for the extra interest we have paid. Anyone tried claiming this before?

If you put it in writing you can get the ineterest back. But only the difference between the rates, not all of it. Dont waste your breath on the law society.
As I am sure many brokers will agree, free legals are becoming more hassle than they are worth!

Thanks for that Dan. Our IFA said the same about the free legals.0

If you have to still use the lenders panel solicitors it won't be any different I doubt the only difference will be that your client is paying the solicitors and not the lender.0

Sorry to hear of the problems TAG.
Although I didn't have the same problem as you, I did have a problem caused by my solicitor when we were moving.
To cut a long story short, I had a secured loan on my old house, we gave all of the details to the solicitor and yet on the day of the move we found we couldn't move because the solicotor hadn't done anything about it.
Suffice to say the move couldn't go ahead without us finding approximately £5k in a couple of hours (not an easy thing to do).
After many frantic phone calls, the solictor put forward the money so we could move and we orgnaised a loan afterwards to pay them back. The partners in the solictors' office were very apologetic and waived all of the fees. The mian partner said that the solicitor that caused the problem would not be staying in their practice because she has caused problems before - I found out she left the week after our move.
TAG - if the solicitor is at fault in your case, which it seems they are, I would be very tempted to claim back all of the interest. When I had my problem I wrote a 7 page letter to my solicitor explaining in detail all of the problems we had and indicated that I would take it further if it was not resolved satisfactorily. I guess they couldn't be done with the hassle in my case.
Good luck anyway.0 -

Tell me about it!
I should have had 8 completions last week & ended up with one.6 of them were down to solicitors being "really busy". They'd had mortgage offers for over a month.0 -
I did wonder what the service would be like on a free legals deal. We are currently remortgaging. The conveyancer says they haven't received anything from anyone, this includes the mortgage offer (we got ours over a week ago), the redemption statement (we got our copy over a week ago) and worst of all, our certified copies of driving licences and the mortgage deed. How can three separate post items from three separate places all get lost at the same time???????0
