Not sure if it is any good, but if you wait too long and market falls, well, your loss could be much greater than their "lower" offer.

    Theres always auctions !

    As a frequent visitor (my brothers a property magnate). There has been a marked change in the market during the last 2 auctions !

    The average bid for the whole aucton used to be 25-30% above suggested upper range. Well the last auction the average came out at 14%, excluding the two highest bid properties (beyond their upper range), the average was just 4% !

    Additionally many properties failed to meet their reserve, and went un-sold. roughly the unsolds reflect approx 25% discount to the market price at the bottom of the range price. i.e. a 60k house (estate agent),  in auction would have a range price of say 40k to 50k and say a reserve of 45k (25%), So if they fail to get to the reserve ! thats a very weak market !

    So definetly there has been a big change in the market over the past 2 months, when prices used to go for more than the upper range i.e. using the example a 60k (estate agent house) would go for between 55k and 75k !!
