GRRRRRR estate agent ..............

they seem to just dislike us,
i dunno why....................
earlier in the year we went to view a property, but in over asking price for all we could get on a 100% mortgage, few days later they rang telling us someone had put in a higher offer, yet it has been for sale ever since, today i go on rightmove and the property is now for sale via auction for between £65k and £82k when it was for sale it was for £79,950 so we offered £80k (which was all we could get on a 100% mortgage)
im sooo angry right now, is there anything we can do? we could have been getting away from this hell hole estate soon and they have mucked it up for us.
its just not fair, sorry to rant but just wanted to know if anything can be done and why would they not ring (if the other offer fell through) and just say look it fell through are you still interested?:mad::mad: :'(

    There may have been another offer which fell through. The vendor may have then instructed the agent to go down the auction route. Is it the same agent handling the auction that you viewed with?

    So, there's a chance for you to buy this house for less than you offered and you're complaining? If I were you I'd be pretty pleased and would be making my way to the auction if I still wanted it.

    I would put another offer in before it goes to auction. I'm sure they are not really expecting it to go for £82000 in this climate. If your first offer is rejected, put in another one. If it is going to auction, the vendor will probably not be fussy about who buys it anyway, but will just want to get rid of it asap!!

    jorgan no its a completely different company not even based here,
    mikthe20 im complaining because i didnt think you could get mortgages on auction properties?,
    dunstan thanks i have just rang mortgage advisor and he said he will see what he can do.

    it may be a repo - in which case if EA cannot get what the Lender thinks is the Market value they are instructed to take it to auction

    may i just say its not only this property why i believe the agents dislike us
    they have ummm'd and ahhhh'd about getting viewings for other properties also,
    ie saying they will arrange a viewing and after me ringing a few times afterf being told we will ring you as soon as we hear anything, we just gave up, have been watching this property in paper/online since we were "knocked back" and now this.

    clutton, your right it IS repossession and we offered what was asking price actually we offered £50 extra yes not much i know but all we could get.

    Rach Ive worked with EAs for a long time and have observed that they do try and avoid doing business with certain types of people.

    As they get paid only when the property is sold they tend to deal with people who they discern are most likely to lead to a sucesfull sale.

    The sorts of people they avoid include;

    + those who appear vague and not with it
    + those who appear unmotivated - nonchalont
    + those who are likely to fail obtaining the finance - for example 100% lending on property that requires work

    + people with too many seemingly innane questions as that can be a hint of an overly fussy / jumpy person that is liable to renage on a deal for the slightest reason

    + those who multi - view the same property are more likely to pull out, as it can hint again at an overly picky person


    Otherwise its just chance

    theres a small patch of damp on one wall,
    which my dad could and would sort out,
    he has had a look at the offending wall and has said
    how much he can do it for
    other than that, and dad being a builder would know
    it is all erm........... cant think of the word,
    but basically just needs prettying up iyswim?
