Rented house, windows and doors breaking.. what to do?

Hi all,

I am posting this on behalf of my brother who lives in a rented house with two of his friends. It is rented through Enfields, and that is who he deals with for anything to do with the place.

The house has two balconies with sliding doors and they have always been close to breaking, and on Saturday when opening one, they finally came of their runners. Therefore at the moment they ae just placed back on the runners and are by no means secure.

Now I have said that I shall call the agents for my brother, as he is only young and gets quite easily flustered when he needs to get a bit more assertive!

Im assuming that it is the letting agents responsibility to get the doors fixed, and to do it asap. My brother has called them before to complain that the doors were near to breaking, and also that alot of the double glazing in the house is very poor.

Just looking for a bit of advice really!

    i would tell them immediately - this is a serious hazard and needs immediate attention.

    Definitely. Also note that it probably invalidates any contents insurance the tenants have, since the house is not secure. Of course if the LL has some contents insurance for the house (eg if the house came furnished, any white goods etc) this too will be invalid. I don't know whether it would affect buildings insurance too. But could be something to mention in your phone call.
