another estate agent question

sorry guys - everyone seems to asking questions about them atm

but our offer on a house was accepted on wednesday, on their website, the house is now described as "under offer" however on rightmove its still live, and also the house is still being advertised in their window as of yesterday morning

how long do i give them to put "under offer" or "sold" over the window ad and remove it from rightmove?

    Unfortunately, it's up to the vendor to tell them when to pull the marketing. Why don't you mention the fact that is still appears to be for sale and ask the agent if the vendor has now taken the house off the market? If they haven't - tell them you want it withdrawn now as your offer comes with that condition.

    If they have taken it off the market, the agent may just be a little slow. It's in their interest to have lots of 'sold' signs up - for obvious reasons! You'll probably just remind them to update things.

    Unless it's multi agency...in which case the other agents suddenly become deaf. I bought a house where despite requests, the other agent left the sale boards and website page up right up until the purchase had completed and I threatened to re-erect their board outside their office.

    The EA should definitely not put sold over the window ad or anywhere else; as that is incorrect.

    It may depend on the quality of your offer and how many subject to's ie, mortgage, survey, contract, selling my house, friend loaning me the deposit, % of mortgage needed by you. etc etc etc.

    It is principally the decision of the owner but normally as suggested by the EA. If it is a multi -agency some agents may fight against still not having the opportunity to sell the property. Sometimes an EA will suggest the property is temporarily withdrawn to protect his own interest - ensuring no other agent can sell the property for a while. This advice being often contrary to the vendor's best interest.

    A complicated area and as somebody else suggested try making your offer 'subject to the property being withdrawn from the market'. Even if this is agreed; be cynical. Any agreements are 'subject to contract' prior to exchange.

    we had sold put up as we had an offer from a couple but as a bargaining tool said we'd take it off the market if they gave us full asking price, which they did.

    I think it takes a few days for rightmove to be updated - I wouldnt worry about it too much.

    I just pop in now and then.... :)

    i guess im just worried as we bargained them down to slightly lower than they wanted (8k off estate agent price, and 3k lower than they really wanted), and as they wanted to sell asap they accepted it after a week of deciding and getting no other offers - they were new to the market when we offered hence the wait and arent multi agency

  • As far as I know rightmove/countrywide have a policy of not showing a house as sold unless they have seen proof from the purchaser,i.e,a mortgage agreement,and/or proof that any property intended to be used to finance the purchase is on the market.

    It's to protect the seller; I could bid for a £300,000 house tomorrow then be refused the mortgage 3 weeks later - I have then wasted 3 weeks of your time & lost you real buyers.
