To be honest if my LL did that to me I'd be very angry
Some tenants will be, and understandably so , but until the OP talks to them s/he won't know.Running concurrently with this thread is one about a tenant tied into a 12 month contract who wants to go........
The LL may get lucky and discover that the Tenant is quite amenable, for reasons of their own. So many of the things that we all worry about, and maybe view as insurmountable, can often be resolved by good old fashioned friendly communication.

You would not stand a chance in court. You signed a 12 month AST, the landlord may say that at the time of letting he intended a long term let, but he is under no obligation; if he wanted to give a 24 month guarantee he would have offered a longer contract. I have seen lots of places for advertised for sale with a AST. I had assumed it was relatively common practise - though I am relatively new to all of this. How many people want to buy on this basis in the current climate may well be a different matter.0

Thanks guys for all of your responses...much appeciated. They have been pretty much what I expected to hear. As we are remote from the property we use a managing agents (although they do not appear to do a particularly efficient job!!) so I do need to start a direct dialog with the tenants to discuss. The key reason why we probably want to sell now is that this is the key selling season and we want to capitalise on this.

Just for the record, we have bought quite a few properties, each one with a sitting tenant. Don't know if you would get more or not with it being vacant...your EA should be able to tell you.0
