I keep meaning to knock something up in access, as it's quick to go. Not got round to installing it though yet....

here's an interesting thing I'm starting to see on right move
Estate agents increasing the 'asking price' AFTER a property has changed to STC
two possible explanations for this
1) to try and encourage 'gazumping'
2) to try and skew perceptions of the market to make it appear healthier than it is
people browsing right move, would have no idea that the property went STC at a different price than the one currently being shown.It's a health benefit ...0 -
Your absolutely correct, still was a bit of a shock.Average stats would be better.
I.e using a mean or median change would be best. Some of these houses are like the 99.9% of the 'distribution' (stats word lol)... So seeing one overpriced house drop 80k ...maybe a bit misleading.. it was probably over priced by 60k to start with.
Right then, stats from my area.
Started watching on the 2nd March.
Then 233 houses on the market, now 251.
20 houses prices dropped by an average of 5.125%
Take off the whopping 20% house drop and the 19 houses have dropped an average of 4.34%
3 houses are back on the market after being sold.
12 houses are sold
2 houses are under offer.
Houses with prices gone up 0Freedom is not worth having if it does not include the freedom to make mistakes.0 -

If you headed further west you could get a similar property in the Bridgend area for £155-165k. I was over that way on Tuesday prior to attending an auction in Cardiff, a four bedroom, three storey detached house achieved £150k, about £25-30k below what they are currently asking on the open market.0 -

it's only about 150m from the M4 so you're going to have a constant drone there. I'd rather have the kids on the tramp myself - at least they tire, go to school etc!0 -

I think it's just plain 'ol mortgage fraud, for people who don't have sufficient deposits.
So e.g. if a house sells for £95,000, the EA logs in to Rightmove and changes the price to £100,000. Thus the buyer now only needs a 95% LTV mortgage, rather than a 100% mortgage which is impossible to get these days.poppy100
