And before anyone mentions this myth about 15% deposits for BTL, don't forget that the 15% more likely than not has been MEWed from another property. In effect meaning most BTLs are actually bought with 100% mortgages.

Utter b0llocks, some may be but not more likely than not.

Even if they have MEWed, they would still have had to maintain an LTV on their original property essentially meaning that both properties were acceptable to the risk ratio.

Good tenants are probably worth keeping rather than losing them.
Very true, if you have good tenants, be a good landlord and try to keep them. both parties can benefit from a good relationship

I posted this elsewhere recently - not that it proves rents are dropping, only that asking rents are dropping in one area. Thanks PropertyBee.

This does not mean prices have dropped, just the asking price.
If the property was previously rented out for 350 per month and the rent asking price increased to 450 per month before dropping to 400 per month then this is still a rent increase (if a tenant is found) despite the asking price being reduced.

I also notice that in your example, the price on all three dropped within 2 days of being entered. It's possibly that the wrong information was initially entered and then corrected.

if its going to be harder to get credit and mortgage deals then landlords are surely more likely to increase rent because they are in the driving seat if demand is going to be higher in rental than ownership

Also with all the droves of BTL's being sold after April 01st (reported on here) there will be less rental property available ;)

Well, my very nice tenants agreed to the 4% increase in rent and a 6 month tenancy with a 3 month break clause rather than two 3 month tenancy's where I have to pay charges to the LA twice

    I'm happy with that :D

No. I have class and find them tacky.
    .

Penarth is not tacky, of course you have to live in the right part, as you do in all places and perhaps not a studio flat.
