update on new build negs and advice pls

Hi,

Thanks all for your advice the other day on buying a newbuild and negotiating prices. We went to have a look at one site which is nearly finished and they have some unsold stock. They are hoping to be off the site by Sept but are not putting up their remaining houses until July/August because I guess of their end of financial year in June (Bloor homes).

They have offered us the showhome which is priced at £330,000 (way overpirced) and an end of terrace at £315,000 both 4beds. Before we even mentioned the prices the sales neg said they would come down to £290,000 on the showhome and £27000 on the other one.

Now, bearing in mind their end of year is up, we have buyers for our house with a small chain that want to get moving and Bloor homes would want us in by June do you think we have a chance of negotiating them down on price? We ideally want the showhome because it is detached. Also we wouldn't get our garage until they have moved off site as the garage is their office at the moment. Also house has had people trudging in and out for at least a year.

What are your thoughts? The sales neg gave us the usual spiel of buyers wanting it but havn't sold theirs and FTB that expressed an interest but they haven't got back to her yet!! I don't really believe it but could be true.

Any advice appreciated as I am going to make a telephone call today.....

    If they haven't got back to her yet, then how does that make them interested?!

    THe houses already built will be the ones that you can negotiate best on. If she's already told you that you'll get the showhome for £290,000 and you have a buyer, then go for it!

    It sounds just like where we used to live. They dropped the price of the showhome from £330 to £300 with SDLT paid - so about £290k. I'd knock at least another £20k off and really keep pushing.
