Croatian property market

I am doing some research on Croatia, and wonder if any MSers have bought there? The programme on Channel4 last night night was informative, but as always I take things with a pinch of salt.
Is the market as good as they say? Spain was my first choice up until last year when I realised I couldn'y afford somewhere nice! We have holiday'd in Andalucia, near Banus, for several years, and Murcia looks good, but we want 2 beds for £100k!
I will come into some money next year and after paying off a chunk of our mortgage here, want a interesting investment abroad.A good rental income is important as I will have to mortgage about 50%.

I am planning a trip in October to Istria region as this seems to have the things that suit us. Flights to Pula are know reasonable. The property is primarily for investment over 10 years, but the odd month in the off season will be for family so we need to like it ourselves.
The incomes seem good in season, and rent to locals in winter. Is this feasible? I am told that you should set up a company in Croatia to buy and manage the property to maximise tax relief?
How are the legalities, management and maintenance issues? Is the language a real barrier - I struggle by in Spanish and French, very little German.

    I had to be there a couple of times a few years ago, my experience of the holiday areas around Rovinj and Pula etc. was that virtually all the Croats spoke English to a fair standard.

    I can never understand the Brit. mentality of speaking loudly and slowly to Johnny Foreigner because he must be thick if he doesn't speak English

    You must be very, very careful purchasing property here. The Yugoslavia civil war has created legal issues over land / property title which, like North Cyrus, will explode when HR join the EU in 2013.

    Very true, in case anyone has forgotten this is what happened to a British couple who bought land in N. Cyprus that actually belonged to someone who was forced to flee to the south during the war.

    These disputes could easily lie dormant for decades (parents die, children decide to fight for their birthright).

    GO and talk to inside track they will sort you and your fellow investors out...they are good at what they do.
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
