Hi
Just received a copy of our Homebuy survey (top floor 2 bed flat). We are a bit short of time to investigate issues properly, could you give me a rough figure of the costs involved in fixing the following:
3s - Urgent repair or replacement required
2s - Repair or replacement for future attention
3s:
Dampness, rot and infestation

Dampness is affecting the timber flooring in the bathroom around the toilet pan (due to a plumbing leak from the toilet). Concealed timbers may be defective and the bathroom flooring should be opened up and fully investigated.

Condensation is affecting the property (due to poor ventilation)

Cellings

Shrinkage and settlement cracks in the plaster should be cut out and filled (due to a plumbing leak from the toilet)

Asbestos might be within Artex type finish (OP: Artex from the beginning of 80s)

Electricity

The timber back board on which the meter is fixed is burnt and damaged and there are soot marks on the plastic cabling, this could be dangerous

Bathroom

Toilet pan is leaking

Seals around bath may be defective

2s:

Roof

The plastic eaves ventilation units need to be re-fixed / seated and the torn underlay repaired

The undercloak of the roof verge is thought to content asbestos

Windows

Some of double glazing seals between window panes may have failed causing “misting/condensation” between the panes. Unit should be replaced

Garage

The external joinery and up-and-over door should be overhauled and repaired – (OP: the door is definitely broken )

To summarise:
Toilet, bath seals repair –
Single garage up-and-over door repair –
Dampness in bathroom -
Plaster repair -
Asbestos -
Roof ventilation units / underlay –
Windows repair/replacement -
Electricity (? – not sure what should be fixed) -

What discount would you ask for this (these are the things we could not see while viewing, I did not include decoration, dated kitchen units etc.). Or any specialist forums you could recommend ?
Thanks.
