estate agents

I put my 1 bedroom flat on the market 3 weeks ago and only 1 viewing so far...I looked on "findaproperty.com" and noticed that my current estate agent didn't sell anything in the last month, I checked with one of his competitor and he has 4 under offer.

I am not locked in and am thinking about moving estate agent, the problem is that I am mean to get the visit of the people from the HIP today, if I move I think I may have to pay for it now instead of on completion?

My actual estate agent charge 1.25%+VAT, the other one 2%+VAT....
I am thinking about negotiating at 1.5%+VAT, considering the actual market do you think I have a chance?
I have to add that the property is in London so I don't think 1% will be negotiable.

    actually your more likily to get 1% in London

    due to the high prices.

    Tell the new agent that your only prepared to let them have it for 1% take it or leave it. They will probably want it as sole agents for that percentage.

    You can only ask you have nothing to lose.

    Spoke with 2 other EA and they didn't agree about lowering the fee, one said 1.95% was the best he could do and the other £3000+vat...

    I manage to negociate 1% with my local agents that's in Zone 3 NW London

    3 weeks is not long - have you found how many times your property has been advertiesed in the local papers ? can we see the link on rightmove
