Quick Cash Sale for Flat? Good Idea?

Hi, I need to sell upi and move asap. I am having valuations done tomorrow by 3 estate agents.

However I have had a look on the internet re quick cash sale companies and wondered if anyone had used one. I dont want to rent it back I just want to sell up and go back to my mum and dads and get out of my huge debt!

I have heard of National Homebuyers and have been on their webiste but dont know of any others. Some of the info on the other threads on here doesnt mention any others that are ok.

I believe the average pays you £80 of the market value. Does this mean that if my flat is valued at £72,000 (like others in my block) that they would pay £57,600?

all help greatly appreciated!
Dealing with debt by selling property: Mortgage- £55k, Loan on top of mortgage (northern rock goddamnit!) £10,800, Alliance and Leicester loan- £1,800, Cahoot loan- £1,300, Aim to be house-less and debt free by December 2008! Wish me luck!

    It's usually more like 70% of the market value.
    Trying to keep it simple...;)

    The only way to tell what they'll actually offer is to ask them.
    But they often charge you to value it.
    There was somebody on here last month with a house on the market at £400k who contacted them and they offered about £220k as they said the value was £290k. At the same time another company valued the house at £280k.

    We're selling ours through one of these companies, we've had a very good market value estimation, completely realistic for the area and the state of the house and the current market, and we have been offerred 85% of the market value estimation.
    There are definately some good ones about, you just need to call in about 5 or 6 companies and see what they each say, after all, there is absolutely no harm in asking them!
    Do not, under any circumstances, agree to pay to have your house valued - all the companies we have had quotes from have all valued it themselves there is no need to pay to get it valued.
    Also, another good "big name" place which does houses all over the country, is AQuickSale.co.uk

    Why don't you sell it at auction? Very quick and a proper market with bids from various potential buyers.

    if your only looking at 80% of value why not get an agent to put it on market at that value with strict instructions that would be buyers have to advise of their current postion, I would like most buyers would ensure a quick completion for a house at 80% value
