What would you say is the standard market rate for estate agent commission?

I'm just trying to benchmark whats the average at the moment for sole agency agreements? Was offered 2.2% which I feel is very high.

Is it less now that market conditions are harder or does it increase as estate agents presumably aren't making as much.

Thoughts/advice would be greatly appreciated.

    Yep would say so too my wife and her brothers have just sold a property sole agency and paid 1.25%, haggle with them or go else where

    I think it might depend on where you are but mine (in North Wales) was 1% plus VAT. I had two other agents round before instructing. One wanted 0.9% plus VAT and the other wanted 2% plus VAT. I didn't haggle, just went with the one I thought would do a good job!

    I just agreed a deal with an estate agent at 1% plus VAT. He wasn't playing ball at first but once I said that I would let him know (act like you're prepared to walk away), he suddenly dropped the price.

    The other 2 I got round wanted 2.5% and 1.25% respectively.

  • I agreed a 1% + Vat for my estate agents services. Pretty much standard it seems after chatting to other agents in my area. I do begrudge paying it though... Just gone sold STC, and all the agent did was make 3 phone calls!! *sigh* Oh well!

    We paid 0.75% + VAT when we sold a year ago. Mind you, this was in the South East, in a town with a lot of EAs (= competition) and for a standard, well-known and popular house-type that the EA knew would sell quickly (which it did).

    Next time, might consider DIY'ing...
