Advice please.
I'm buying a flat. Currently all under offer and hope to exchange and complete by end of April/ beginning May.
We went to view the place twice before offering. Is it acceptable to ask the EA if we can go back to measure up and check the fixtures and fittings? What would you recommend?
The place is empty- is being sold by an investor.

We did this. We were first time buyers and had no furniture. We asked for another viewing so we can measure up and see what furniture and appliances we can order - it is no fun to sleep onthe floor in your new home!Spring into Spring 2015 - 0.7/12lb0 -
I wasn't allowed in for a 2nd viewing until missives had been completed, as the vendor's solicitor was what mine called 'old fashioned'. However, that's in Scotland so could well be very different for you.0

Is it cheeky to want to check the integrated washing machine works (for example)? We did a quick check of the cooker and stuff on our second viewing pre-offer, but didn't check everything.
Given the expense of buying, I don't want to have to buy appliances.
**BTW if it wasn't to work (pre-exchange), would we be within our rights to ask the vendor to replace prior to sale?**0 -
Oh and we also asked for pre-completion chek, where we went around the house with the vendor night before completion and were shown where everything is - meters, water shut-down valves, fuses, etc. and how it works (for example boiler timer). Saved us a lot of time trying to work out things ourselves and reading through huge folder left by the builder to previous owners!!!!Spring into Spring 2015 - 0.7/12lb0

I did this about a month before completion so I could start ordering furniture, looking at curtains etc. Should be no problem at all.0 -
I normally go back to measure up before we complete as it makes ordering furniture a lot easier. I tend to get the boiler and electrics tested as well prior to exchange of contracts in case there is a major issue.0

I went back and checked for fittings etc, vendor and agent had no problem with it.
