What to offer?

Hi guys,

My fiancee and I are first time buyers and although we know it might be a little mad to buy in the current climate our current living situations are such that if we don't buy soon we'll probably both go mad anyway!

Anyway so we've found this lovely little place just outside of London which is advertised at several estate agents at £227,500 and at one other at £220,000 with a note saying 'Keen to sell'. It's not a new development but it has been newly converted into apartments and has apparently been on the market for around a year. There have been a couple of offers in that time but they have both fallen through.

We want to put an offer in but are not sure where the 'too low' threshold lies. We were thinking about offering £195,000 - do you think we should try for lower or maybe that's too low already? Also we're a little worried about how long it's been available for and not sold. Is this something to be concerned about or is it just an indication of the state of the market right now?

    Go mental and go in stupidly low, you never know.
    The length of time could be the price, could be that someone can't get a mortgage, all sorts of things.

    Thanks for the advice guys :) I put in an offer for 180 which was promptly rejected but maybe it'll make them a bit more receptive to other offers under the 200 mark in a couple of days!
