Buildings cover when not the leaseholder?

Hi there knowledgable people! I currently have my building insurance with NU and share the cost of this with my neighbor & we both own our flats. We live in a terraced house thats been converted to 2 flats but dont own the lease but have never been able to track the landlord down! Because of this managed to get specialist policy with NU - just wondered if anyone knows any other companies who do it as its renewal time & want to get costs down if possibe! Can anyone advise? Many thanks  !

  • Hello

Don't have specific knowledge of your problem, but thought that an insurer would not be interested in who owned the freehold. Was not asked this when I took out buildings insurance on my flat. A website dedicated to help on lease issues and which gives advice is http://www.lease-advice.org/
They can give you advice by email and I believe over the phone. Hope this is of some help to you.

I also own the freehold which covers 2 flats in a converted terrace property. When I bought it 5 yrs ago my mortgage provider said I must get bldgs insurance that covered both properties (even though my neighbour already had their own cover as well!). I remember it was hard to find anyone who would provide such a "block" policy, but eventually Halifax (who were affiliated with Bank of Scotland, my mortgage provider at the time) agreed. Have stuck with them since to avoid the hassle.

It's just come up for renewal. During a conversation on a separate matter with Halifax, they said that they no longer provide such cover. However, because they had already sent me an offer for the renewal of the policy automatically, they have to honour this, but come next year we'll have to find someone else.

Sorry not much help to you I know - guess what I'm saying is, am not sure you'll have much choice anyway! But I'd be interested to know what providers you find who offer such policies...

so far only NU!! Who I am already with...will just have to stick with them as the only other way was individual polices & thats more expensive! Good luck!

Don't know if using a broker would throw up any more choices? I don't know why so few insurers provide this kind of cover (or why so few of them seem to have even heard of it when I ask!) There are so many properties converted into flats with joint freeholds after all, yet they always make me feel like I'm the only person in the world who is in this situation..?!
